I feel for him.  I was a home inspector for 25 years and building, housing and fire inspector in a municipality going on 10. I saw this before.  The nail never should have penetrated the pipe as .26 gauge plates should cover to avoid errant nailing. He could legitimately go after the builder.

Since the bedroom is above the garage Residential code dictates that two layers of 5/8 " type X sheetrock must be applied on the garage ceiling   That is one heavy load. If your in the house and do not penetrate the ceiling  to relieve the water pressure then the disaster will be severe.

Sorry to hear it Steve. My basement flooded last August because of a broken sump pump.Yours look like minimal damage though.

Steve, if it's any help, this only happens to football players. So when your career is over and you retire you will never experience this again:))

Adversity builds character. This too will pass. It will be repaired beyond his expectation. Enjoy hotel life for a brief time, it maybe a blessing some of the rookies who need a veteran presence. Things happen for a reason. God knows.
