Ok.... I'm 16. I'm supposed to be youthful right?

Why the hell did I find 4 gray hairs yesterday?

I didn't pull them out or anything and haven't been stressed.

My hair is jet black naturally so idk what to do

Just for men

I know a woman who's 34 and has mostly dark brown hair, but has had a white streak of hair around the front of her head since around high school. So I guess it's not extremely uncommon.

Like another little piece of you has died and you're inching closer to being 6 feet under? No, not at all!

Different how?

Tough to describe. Been more reflective but also driven by long-term plans as well this summer. All part of growing up I guess...

If it helps, I've been doing that lately and I just turned 23. Although circumstances are almost certainly a bigger part of it than age.

I'm trying to come up with an alternative long term plan myself if things don't work out.  I want to go somewhere abroad for a long time.

I didn't realize so many of us were in that 23-24 range.

Officially back in the real estate game.

My version of Flip or Flop 2.0. "Flipped" a few houses about 8/9 years ago, but I was too young, naive, cocky and arrogant. So, I didnt maximize each houses potential.

32 now and ready to have another go at it!

I have an eye to that game myself (location in mind atm is a beach town that recently got sewage and transmission added and is set to have a huge highway project make it more accessible). Any tips for new players?

I hate how big social media has become. I can't watch freaking shark week without a who-gives-a-crap tweet pop up every minute.

When you play the game of homes you win or you die. There is no middle ground.

* Budget double the spend on your first few

* Dont over reno

* Stage

* List agressively (meaning a few percent below actual value)

* Cross your fingers

Learn best by DOING. So many sit back and talk about whatever, but never pull the trigger. Those are my favorite kind of people. Just do it, be smart, take your time, count every dollar and LEARN.

Heard there was flooding in Baltimore and DC. Everyone good?

It was terrible out earlier.  I could hardly see the car in front of me on my whole hour drive home today.

Appreciate the tips, especially that last one. I only recently finished studying so you can imagine my current list of assets (for some reason I don't think a bank would appreciate "that cool beer can I found in my first year") so I'm hoping to get started within 12 months or so. My Superannuation/first home account should be counting for a bit more by then too.
